The report

Built to hold up when someone disputes it.

  • Nothing goes in that can't be evidenced

    Every observation has to cite the photo or the clerk's own words. One that can't is dropped by the validator before a clerk ever sees it — so there is no such thing as an invented defect.

  • The clerk is the author of record

    AI drafts; the clerk reviews, corrects and signs. Nothing unreviewed reaches a PDF, and the report goes out in a clerk's name because a clerk stood behind every line of it.

  • Compliance is code, not judgement

    Smoke alarm on every floor, CO alarm by every combustion appliance. Deterministic rules decide, never a model — a miss is a blocking flag, and we can fit the alarm before the clerk leaves for £50.

  • Liability is advised, never asserted

    Wear and tear versus tenant damage is the most litigated call in the trade. Anything short of confident is marked inconclusive and waits for the clerk, rather than guessing in a document you'll have to defend.

  • Check-out is the same document

    Not a second report to reconcile — one more column filled in on the first. Item identity is fixed by ref number, so nothing drifts between the start of a tenancy and the end of it.

  • Signed reports are immutable

    A correction creates a new version with a visible amendment trail. When a dispute surfaces months later, “what did it say on the day, and who changed what” still has an answer.
